Hampstead Renovations brings architecture, structural engineering and specialist construction together under one company. We design, we engineer and we build — removing the fragmentation, miscommunication and delays that come from managing separate firms.

We deliver projects across London — from Hampstead and Highgate through to Mayfair, Belgravia, Chelsea and South Kensington. Our team understands conservation areas, listed buildings, party wall legislation and the specific planning requirements of every borough we work in.
We are not a franchise, a platform or a brokerage. We employ our own project managers, structural engineers, carpenters, bricklayers, electricians and plumbers. Every trade on your site works for us — and answers to us.
Three promises that separate us
These are contractual commitments, not marketing slogans. They are written into every contract and carry financial penalties if we fail to deliver.
No Deposit Required
No deposit or advance payment is required. Payment is made monthly in arrears, based on completed work signed off by you. You retain 5% of the contract value for 12 months post-completion, during which all defects are rectified at our cost.
Zero RiskOn-Time Guarantee
If we fail to complete your project by the agreed date, you receive £5,000 immediately plus £500 for every additional week of delay. This commitment is written into the contract. We can offer it because we programme meticulously and never overcommit.
Money-BackFixed-Price Contracts
The quoted price is the price you pay. Every item is specified in detail before work begins — materials, finishes, quantities. No provisional sums, no contingency clauses. If we encounter something unexpected, we absorb the cost.

From first call to final handover
Every project follows the same structured process. Clear stages, defined deliverables, no ambiguity.
Consultation & Site Assessment
We visit your property, assess the site conditions, discuss your objectives and provide honest, practical guidance. You will leave the meeting with a clear understanding of feasibility, likely cost and programme. No obligation.
Survey & Design
We commission a full measured survey and produce detailed drawings. If architectural design or structural engineering is required, our in-house team handles it. If you already have approved drawings, we work from yours. A fully detailed specification is produced before any quotation.
Fixed-Price Quotation
We present a detailed, line-by-line quotation with every element specified — no provisional sums, no allowances. We walk you through every line so you understand exactly what is included. Any specification changes are re-priced the same day.
Contract & Programme
We issue a JCT-based contract including the fixed price, start date, completion date and all three guarantees. You receive a week-by-week programme detailing every milestone. Long-lead materials are ordered before the start date to prevent delays.
Construction
Your dedicated project manager oversees the site daily. Senior management visits weekly. You receive photographic updates and a written progress report every Friday. Monthly payments are based on completed work, signed off by you before invoicing.
Handover & Aftercare
Professional deep clean. Comprehensive snagging inspection. All statutory certificates issued: Building Control sign-off, electrical certificates, gas safety, EPC. Five-year workmanship warranty. Twelve-month retention period with full defect liability.
Architects, engineers & craftspeople
We employ our own tradespeople across every core discipline. No subcontracting of critical work — one team, consistent standards, full accountability.

Project Management
Dedicated project manager assigned to every build. Detailed weekly programmes, daily trade coordination, Friday progress reports. A single point of contact from start to handover.
Structural Engineering
Chartered structural engineers working in-house. Steel beam calculations, foundation design, load-path analysis and Building Control submissions handled directly.
Carpentry & Joinery
First-fix and second-fix carpentry. Bespoke staircases, eaves storage solutions, fitted cabinetry, engineered flooring, skirting and architrave — all fabricated and installed in-house.
Bricklaying & Groundworks
Extensions, foundations, drainage and retaining walls. Our bricklayers source and match existing stock — essential for period properties in conservation areas across London.
Electrics & Plumbing
NICEIC-certified electricians and Gas Safe registered plumbers. Full rewires, underfloor heating, bathrooms, kitchens. Certificates at handover.
Plastering & Decoration
Skim plastering, rendering, tiling, painting and decorating. Final finishes that match the quality of everything underneath.

In-House Trades
We employ our core tradespeople directly — carpentry, bricklaying, electrics, plumbing, plastering. When every discipline reports to the same management, standards remain consistent from foundation to finish.
Respect the Architecture
London's residential stock spans Georgian, Victorian, Edwardian and inter-war periods. We work sympathetically with existing structures — matching materials, preserving character and meeting conservation area requirements.
Considerate Construction
Regular waste removal, dust containment, adherence to agreed working hours, and neighbour liaison before work commences. Construction should not mean disruption.
Programmed Delivery
Every project receives a detailed week-by-week programme. Materials are procured before the start date. Trades are scheduled in advance. This discipline is what enables our on-time guarantee.
Retention & Aftercare
Clients retain 5% of the contract value for 12 months post-completion. During this period, any defect is rectified at no cost. Our 5-year workmanship warranty provides additional long-term protection.

We operate across a defined geography in London. This means faster response times, established relationships with local planning authorities and surveyors, and deep familiarity with the building stock.
